Legal Update HB 2295 Flood Instruction For VA Agents

Well, as soon as VA agents are finished learning about the new TILA / RESPA changes, they can jump right into CE for Flood Instruction.

 I received the following notice in mail yesterday.

So agents will now have to be experts in flood plains, flood insurance requirements, verifying and disclosing whether or not homes are in flood plain and require flood insurance, flood hazards, etc? Seems like that would be outside an agents area of expertise, but I suppose it's easy enough to learn. Do we rely on county websites, or FEMA websites for this information?

 Will buyers have to do dam inspections and get flood hazard insurance if their house is located below the dam?

There are days that I'm not sure I can absorb anything else, but it doesn't matter, we need to learn it all to be able to do our business the right way.
