As part of that process, agents market, photograph, network, negotiate, deliver, research, organize, schedule, attend inspections, explain inspection results, advise, drive, walk, drive some more, deliver, attend meetings, work with loan officers, appriasers, radon remediaters, tradesmen, and warranty repairmen, find storage facilities, clean, take loads to Salvation Army or similar, find carpet cleaners, termite inspectors, prepare CMA's, deliver more paperwork, explain contracts, schedule showings, maintain security measures, show houses, go to health dept, research files, keep up with zoning changes, network with builders, study land, attend continuing education classes, study, get more designations, keeps up with technology, monitors their website(s), is mobile, drives some more, makes sure contingencies are met on time, orders condo and hoa docs and delivers them to proper places, pays dues to NAR, NVAR, DAR, etc, has paid membership to MLS like MRIS, attends meetings, studies and understands contracts, maintains professionalism and operates ethically, doesn't discriminate, deals with CFPB, TRID, title companies, attorneys, deeds, and insurances, knows about wells and septic systems, knows how to have water tested, can spot defects in foundations, furnaces, roofs, chimneys, etc, knows about landscaping and drainage, sump pumps, possession, rent backs, lender guidelines, knows about financing like conventional, VA, FHA, VHDA, etc, performance, knows how to avoid lawsuits but doesn't practice law, doesn't give tax advice, knows about disclosures, property insurance, assignability, etc, understands leases and fair housing laws in several different counties, cities, and towns- knows how to handle deposits and escrows, drives and delivers some more, attendds inspections and settlements, knows about surveys, plats, setbacks, access, utilities, etc, etc, etc!
